tModLoader INSANE LAG playing modded terraria (non-fps related)

So me and my friend have been playing modded terraria for around a total of 20 hours now, and only recently we started experiencing insane server lag that makes it unplayable, chunks don't load, can't open chests, bosses teleport all over the map (and it only happens to one of us at a time), at first we thought it's just ping issues but then my friend tried opening the same world in singleplayer and the same lag happened to him in there, and for some unknown reason it just got fixed for him and the lag went back to me

any tips would be helpful
